We make the move to a brand new Ball Home as easy as possibly by taking your current home in trade for a new construction home. Trading a home eliminates the hassles and expense of showings, advertising, and contract negotiations, as well as the uncertainty of finding a buyer at the right price.
To initiate a trade, a Milestone Realty Consultants agent will assess your current property’s market value condition and check the eligibility standards. If your home is determined to be eligible for a trade, Ball Homes will make an offer for the property. If you agree with the offer, a trade contract will be completed. What’s great about this offer is that it functions as a back-up offer, which leaves you free to consider other offers for a period of time, so long as that does not delay the closing on your new Ball home.
Homes in Fayette County must have an estimated market value of $180,000 or less to be eligible for trade consideration. We also consider trades of properties in Georgetown, Nicholasville, and Versailles, with an estimated market value of $150,000 or less. Your new Ball home being purchased must also meet certain price criteria, assuring that the price of your new home is a minimum of $50,000 more than the traded property. As a Ball Homes Specialist, Matt Gerwin was the Top Producing Realtor® for August 2012. We were able to sit down with Matt to gain a little insight on how he manages to stay at the top of his game, while keeping his work client-focused.
Matt began his Lexington real estate career in 1998. He started his journey on the building side of the equation, with time spent working in residential construction. As a Ball Homes Specialist, he has been able to give a behind the scenes insight to his clients. Since 2004, Matt has succeeded in being in the top 1% of all Realtors in Central Kentucky for volume of homes bought and sold on a yearly basis.
Matt also understands the importance of hard work in the field. “The real education takes place in the field and through daily experiences. You’re able to hone your skills and interact with other real estate professionals and the many other professionals involved in any real estate transaction.”
Matt didn’t start his career in the real estate industry. He has been a professional guitarist for over 20 years and he has also promoted local bands during that time. He is happily married and has a young daughter that keeps him motivated in his career.
